A house with a real history

Great design starts with good bones, and ours date to 1910, when the home was built by J.W. Fryer. During the Great Depression it operated as a boarding house, then returned to family life in the 1980s. When Alex and Erin Tolbert reopened it as a boutique inn in May 2026, the goal was never to erase that story — it was to honor it. Across 3,900 square feet, the original two-story structure keeps its character: real staircases, generous porches, and rooms that feel considered rather than cloned. It's the kind of place a hotel can't fake.

Eight suites, no two alike

The clearest sign of a thoughtful inn is that every room is its own room. Here, each of the eight guest suites carries a family name — The Lovell, The Robertson, The Geny, The Rawlings, The Bowling, The Cohn, The Hutton, and The Davenport — and each has its own layout and personality. Seven feature king beds; one welcomes two guests with a queen. All eight have private ensuite bathrooms, so no one is padding down the hall in the middle of the night. Choosing where to stay in Sylvan Park should feel like picking a favorite corner of a friend's beautiful home, and that's exactly the experience we've designed for.

Details you can feel

Luxury isn't loud. It's the weight of good cotton and the small conveniences you didn't know to ask for. Every suite is dressed in Frette linens and Peacock Alley down bedding, stocked with Grown Alchemist toiletries, robes and slippers, and a Dyson hairdryer. There's a Smeg refrigerator for your morning yogurt or evening wine, plus climate control you actually govern yourself. What you won't find is a television — a deliberate choice that keeps the atmosphere calm and unhurried. Free high-speed Wi-Fi runs throughout, so you stay connected on your terms, not the screen's.

Spaces made for gathering

A boutique hotel in Nashville can give you a room; a great inn gives you a house to enjoy. Mornings begin with a fresh, locally sourced breakfast, and coffee and tea flow all day. The front porch, courtyard, yard games, and bocce court invite you to slow down and actually talk to the people you came with. Through the rear courtyard sits Tantísimo, our on-site Latin American café and restaurant, pouring brunch, dinner, happy hour, and cocktails just steps from your door. Design, for us, is as much about how a space brings people together as how it photographs.

The best design decision we ever made was where to plant this inn. The Sylvan Park neighborhood is walkable, historic, and tree-lined, minutes from downtown yet a world away from its noise. Wander to the Richland Park Farmers Market, stroll the Richland Creek Greenway, or settle in for dinner nearby. A great Nashville bed and breakfast doesn't just sit in a place — it belongs to one, and this corner of West Nashville has been home to us for years.
